Passing the torch

It can be tempting to cut corners when selling – put a sign in your yard, snap some photos, and hope your home will sell. But I believe anything worth doing is worth doing right. I know what it takes to meticulously prepare your home for the market and put you in a position to maximize your investment. It’s not just about selling, but selling right.

Seller FAQ

Is now a good time to sell?

We have a very cyclical market in the Twin Cities. Year over year we see times of year where homes sell quickly and times of year where they may take a bit more time. At the end of the day the right time isn't as much about the market as it is about your life, but if we can optimize for both we certainly will.

What’s my home worth?

The only way to have an accurate idea of your home's value is to have a local, qualified professional do an analysis for you. Be careful with online estimators. Occasionally they are close, but often they are way off. I'd be happy to evaluate your home for you, obligation free.

What do I need to do to prepare my home?

Every home benefits from some level of preparation. Sometimes it's little tweaks and other times it's a bit more that will net you a large return. My team and I will work with you to determine what makes sense in your case to net you the most for your home.

Should I renovate “XYZ” before I sell?

Everyone's favorite answer: "maybe". It's going to depend on a lot of different factors, but I will walk you through the numbers to understand what it looks like if you do the project and if you don't.

I’m not ready to sell yet, but I’d like to start preparing – can I reach out?

Of course! Making a transition like this takes timing, planning, and a sound strategy. I'd love to sit down and figure out what makes the most sense for your situation. Let's talk!

I own a home, how do I buy & sell at the same time?

There are a number of ways to make this transition. Determining the strategy that makes sense for you is dependent on your situation, and picking the wrong strategy can have big consequences. Let's sit down and chat through it together.

We can't recommend Cole enough! This was our first home buying experience, and he did everything possible to make sure that we felt confident and prepared. In our first meeting, Cole made sure to get a sense of who we were and what we were looking for (even though we didn't have a full sense of what we wanted in our first meeting). As we looked at houses, Cole helped educate us on the lay of the land, what types of projects different houses would entail, and how to evaluate the work that had already been put into a house. Throughout the entire process, Cole made it clear that he was genuinely interested in us finding a house we wanted and understanding what we were getting into.

Buying a home can be stressful, but it can also be a lot of fun. We are thankful that Cole could balance both parts as we were looking for our first home. Thanks again, Cole!

Alan

I would recommend Cole over and over. We had both purchased properties several times in the last 12 years, but home-buying had changed so drastically since COVID that we felt out of our element. Cole delivered on some tough asks related to a sale during a divorce, a purchase with a lower budget, and a very competitive home-buying market. But I couldn’t have asked for a more balanced, thorough, and confident realtor to help us transition from our old to our new home. He understood it all, somehow explained it to us where it made perfect sense, worked very hard for our needs, and came through with a team of such excellent lenders, brokers, and inspectors. And it was like working with a friend. This was the easiest home-buying experience I could imagine, and it was the toughest on “paper” . Cole slays.
