Passing the torch

It can be tempting to cut corners when selling – put a sign in your yard, snap some photos, and hope your home will sell. But I believe anything worth doing is worth doing right. I know what it takes to meticulously prepare your home for the market and put you in a position to maximize your investment. It’s not just about selling, but selling right.

Seller FAQ

Is now a good time to sell?

We have a very cyclical market in the Twin Cities. Year over year we see times of year where homes sell quickly and times of year where they may take a bit more time. At the end of the day the right time isn't as much about the market as it is about your life, but if we can optimize for both we certainly will.

What’s my home worth?

The only way to have an accurate idea of your home's value is to have a local, qualified professional do an analysis for you. Be careful with online estimators. Occasionally they are close, but often they are way off. I'd be happy to evaluate your home for you, obligation free.

What do I need to do to prepare my home?

Every home benefits from some level of preparation. Sometimes it's little tweaks and other times it's a bit more that will net you a large return. My team and I will work with you to determine what makes sense in your case to net you the most for your home.

Should I renovate “XYZ” before I sell?

Everyone's favorite answer: "maybe". It's going to depend on a lot of different factors, but I will walk you through the numbers to understand what it looks like if you do the project and if you don't.

I’m not ready to sell yet, but I’d like to start preparing – can I reach out?

Of course! Making a transition like this takes timing, planning, and a sound strategy. I'd love to sit down and figure out what makes the most sense for your situation. Let's talk!

I own a home, how do I buy & sell at the same time?

There are a number of ways to make this transition. Determining the strategy that makes sense for you is dependent on your situation, and picking the wrong strategy can have big consequences. Let's sit down and chat through it together.

Cassie & Vic

Cole was approachable, off-the-charts knowledgeable in both the local market and the current real estate climate, and super chill. He helped us sell and buy properties in early 2023 and it was the most stress-free real estate experience either of us have ever had. Cole understood exactly what we were looking for and went out of his way to make sure the best options out there were available to us and really went to bat for us in the negotiating process. If this review hasn't swayed you yet; he's also a master of the dad joke and his ability to weave Seinfeld references into daily conversation is second to none. If you need to buy or sell, Cole is your guy.

Cole took the daunting process of home-buying and made it so approachable and easy to understand. He did a great job of showing me a range of options on day one so that I was able to get a feel for what was out there and create my list of wants and needs in a home. When it was time to start making offers, he did research with each attempt and was able to help me decide how competitive I needed to be. He's a pro! He knew what he was doing and I trusted his guidance. And now I have the most charming little home!

Cole was so great throughout the whole process. All I knew going into our first meeting was that I was ready to be a homeowner. I was referred to Cole but really didn’t know much about the process or what kind of house I wanted. He educated me about what to expect, gave excellent advice and asked the right questions to help me narrow down what was important to me in a house and location. I was nervous I’d become overwhelmed by everything, but it all went so smoothly and I’m sure that’s because of him. Cole is completely committed to his clients and truly goes above and beyond to get the job done. He wrote my offer letter from the airport while on vacation! Couldn’t have asked for a better Realtor.

We came to Cole with a lot of questions about how to start the home-buying process in such a hot market. He was more than ready with answers to everything, essential local insights, and a method that worked so well that we closed on a home in just a few weeks. He's professional, proactive, and proof that a great realtor makes all the difference. Thanks, Cole!
