Buyer FAQ
Is now a good time to buy?
Every market has advantages and disadvantages. Some things matter more to some than others. For example, the times when more buyers are active, there is more competition and we tend to see more over ask offers. Times when there is less buyer activity you face less competition, but more there may be fewer homes available. Talking to a realtor about the time that makes sense for your you situation is crucial.
How do I know if I’m ready to buy?
I boil it down to a few things:
1. You love your community and don't plan to leave in the next year or two.
2. Your income is stable.
3. You've been saving and know you've got enough for your down payment.
4. You're feeling that pull to settle and want to a place to make your own.
Can I afford a home?
There are a number of different things that contribute to whether or not you can afford a home and how much home you can afford. I recommend talking to a qualified, local lender that you can trust and will educate you in a clear way.
How do I find a good lender?
The biggest thing is to find someone local. You don't want to rely on talking to someone in a call center as the person helping you buy your largest asset. I have a few lenders I have worked with extensively and trust. I'd be happy to connect you with them. Just shoot me a message and I'll send you some names!
I’m not ready to buy yet, but I’d like to learn more – can I reach out?
Absolutely! Information is power. Sometimes finding the right time to buy can take weeks, months, or years - but you need to know how to plan and prepare so talking to a realtor sooner rather than later can help you figure out your strategy. Let's talk and see what it'll take to make it happen!
I own a home, how do I buy & sell at the same time?
There are a number of ways to make this transition. Determining the strategy that makes sense for you is dependent on your situation, and picking the wrong strategy can have big consequences. Let's sit down and chat through it together.
Working with Cole felt like working with a friend. We were first-time home buyers who didn’t really know what we were doing, but Cole answered all of our questions and made us feel confident in a difficult market.
He made a point to really get to know us and understand our needs and preferences, and kept it all in mind as we toured each house. From our first conversation all the way through closing day, we felt like Cole had our best interests at heart.
On top of it all, his love for the Twin Cities area is obvious right away. He cares so much about this place and the people who live here!
Cole is a knowledgeable and attentive buyer's and seller's agent. He practices excellence in everything he does. I especially appreciated his tour of highs and lows in my price range for a good snapshot of the recent market as a buyer's agent. As a seller's agent he goes above and beyond--what really impressed me is how he arranged a requested repair and followed up again and again with the contractor to make sure it was done on time. Do not hesitate to work with Cole as a first-time homeowner or someone who has bought or sold before. He is a delightful person to get to know and is great at what he does.
Cole was amazing to work with! He was available for any and all of my first-time home-buyer questions even there to answer questions that I had about the financing of my house loan for a second opinion. I would recommend Cole to anyone looking to buy a house. He did all of the planning and made the whole process easy for me and also super enjoyable.
We really enjoyed working with Cole. We had a pretty unique scenario, and Cole did a great job helping us through the process. We wouldn’t hesitate to work with Cole again on any future real estate purchases.
