Buyer FAQ

Is now a good time to buy?

Every market has advantages and disadvantages. Some things matter more to some than others. For example, the times when more buyers are active, there is more competition and we tend to see more over ask offers. Times when there is less buyer activity you face less competition, but more there may be fewer homes available. Talking to a realtor about the time that makes sense for your you situation is crucial.

How do I know if I’m ready to buy?

I boil it down to a few things: 1. You love your community and don't plan to leave in the next year or two. 2. Your income is stable. 3. You've been saving and know you've got enough for your down payment. 4. You're feeling that pull to settle and want to a place to make your own.

Can I afford a home?

There are a number of different things that contribute to whether or not you can afford a home and how much home you can afford. I recommend talking to a qualified, local lender that you can trust and will educate you in a clear way.

How do I find a good lender?

The biggest thing is to find someone local. You don't want to rely on talking to someone in a call center as the person helping you buy your largest asset. I have a few lenders I have worked with extensively and trust. I'd be happy to connect you with them. Just shoot me a message and I'll send you some names!

I’m not ready to buy yet, but I’d like to learn more – can I reach out?

Absolutely! Information is power. Sometimes finding the right time to buy can take weeks, months, or years - but you need to know how to plan and prepare so talking to a realtor sooner rather than later can help you figure out your strategy. Let's talk and see what it'll take to make it happen!

I own a home, how do I buy & sell at the same time?

There are a number of ways to make this transition. Determining the strategy that makes sense for you is dependent on your situation, and picking the wrong strategy can have big consequences. Let's sit down and chat through it together.

What my clients say

Cindy & Garrett

My husband Garrett and I hired Cole Hooey to help us sell my mother's lifelong home in Richfield based on a flyer that came in the mail, and we consider it our good fortune that we contacted him! Cole went above and beyond what we thought an agent would do by scheduling and coordinating everything that had to be done to the house to get it ready for sale. He is an upstanding young man who is knowledgeable and very personable and kind. This really made a big difference since this was a very emotional process for us. We highly recommend Cole Hooey as a realtor!

Isabel & Toby

Cole made our home buying experience so easy. He was friendly, super helpful in answering any (and all!) of my questions, and extremely knowledgeable. He helped us feel confident in our decisions while also making sure I didn't get tunnel vision when I went too ham on a house! I recommend Cole for anyone looking for a trustworthy, easy to reach, approachable professional who's ready to jump in and help you find the right home for you.

Greg & Aimee

We couldn’t have been happier with our experience with Cole. He’s personable and we felt extremely comfortable with him from the get-go. We were new to the Twin Cities and unfamiliar with neighborhoods and house styles in the area. Cole introduced us to several neighborhoods and showed us a wide variety of houses in our broad price range. Along the way, he talked us through the differences in neighborhoods and helped us understand the advantages and disadvantages of each location so that we’d feel comfortable with our decision when we were ready to make an offer.

Cole would always go above and beyond. On several occasions, he rushed over to a house to do a video walkthrough for us when we were unable to get to the Cities for a house we were particularly interested in. When we asked for advice on several items once we purchased our house, he stepped up again.

He even recommended a flooring company that we ended up going with when we struggled to find one on our own. 5 stars, two thumbs up, and a gold star to Cole for all he did for us in our house search!

Matt & Alex

Cole was amazing to work with! He was available for any and all of my first-time home-buyer questions even there to answer questions that I had about the financing of my house loan for a second opinion. I would recommend Cole to anyone looking to buy a house. He did all of the planning and made the whole process easy for me and also super enjoyable.
