Buyer FAQ

Is now a good time to buy?

Every market has advantages and disadvantages. Some things matter more to some than others. For example, the times when more buyers are active, there is more competition and we tend to see more over ask offers. Times when there is less buyer activity you face less competition, but more there may be fewer homes available. Talking to a realtor about the time that makes sense for your you situation is crucial.

How do I know if I’m ready to buy?

I boil it down to a few things: 1. You love your community and don't plan to leave in the next year or two. 2. Your income is stable. 3. You've been saving and know you've got enough for your down payment. 4. You're feeling that pull to settle and want to a place to make your own.

Can I afford a home?

There are a number of different things that contribute to whether or not you can afford a home and how much home you can afford. I recommend talking to a qualified, local lender that you can trust and will educate you in a clear way.

How do I find a good lender?

The biggest thing is to find someone local. You don't want to rely on talking to someone in a call center as the person helping you buy your largest asset. I have a few lenders I have worked with extensively and trust. I'd be happy to connect you with them. Just shoot me a message and I'll send you some names!

I’m not ready to buy yet, but I’d like to learn more – can I reach out?

Absolutely! Information is power. Sometimes finding the right time to buy can take weeks, months, or years - but you need to know how to plan and prepare so talking to a realtor sooner rather than later can help you figure out your strategy. Let's talk and see what it'll take to make it happen!

I own a home, how do I buy & sell at the same time?

There are a number of ways to make this transition. Determining the strategy that makes sense for you is dependent on your situation, and picking the wrong strategy can have big consequences. Let's sit down and chat through it together.

What my clients say

Brittani & Dave

From the beginning, Cole was dedicated to helping us have as smooth a process as possible as first time homebuyers. He helped us fight hard and win in a tough market. We also appreciated his ability and willingness to help us learn throughout the process. He was super responsive and communicative. Cole takes the job seriously but makes it fun along the way - if you are looking for your agent to not just help you buy (or sell!) your home, but also catch all your Office/Modern Family/Parks & Rec/Ted Lasso/00s emo music references, work with Cole!
Yana & Ian

Right off the bat he felt like an old friend; personable, trustworthy, humorous, honest, compassionate.

Yana & Ian

My partner and I had such a great experience working with Cole! Right off the bat he felt like an old friend; personable, trustworthy, humorous, honest, compassionate… with our best interests in mind.

He is also extremely knowledgeable in his field and has honed the skill of communication; being able to talk real-estate and made everything easy-to-understand.

We went into this experience with differing levels of knowledge and Cole was able to easily communicate with of us.

Cole was also very inclusive. He made sure to include us both in all the conversations. All too often women are still overlooked and excluded from big discussions regarding money and business, but Cole made me feel heard the entire time and made sure we were all on the same page.

I went into the process of buying a home pretty hesitantly, but Cole made it approachable and enjoyable.

If you want to drive around town, listen to good tunes, have funny conversations about sitcoms and find your dream home with the help of a trusted, knowledgeable friend… Cole is your guy!

Sam & Alex

My husband and I worked with Cole as first-time home buyers in spring of 2023. Cole was so wonderful to work with. He explained everything to us so thoroughly, and answered our million questions. We found the house of our dreams in St. Paul, and Cole handled everything perfectly - so we got the first offer we put in! I know that doesn’t happen every time, but I know we got the house partly because of his realty skills. He was friendly and approachable, and really knows his stuff. Pick Cole! You will be glad you did.

Greg & Aimee

We couldn’t have been happier with our experience with Cole. He’s personable and we felt extremely comfortable with him from the get-go. We were new to the Twin Cities and unfamiliar with neighborhoods and house styles in the area. Cole introduced us to several neighborhoods and showed us a wide variety of houses in our broad price range. Along the way, he talked us through the differences in neighborhoods and helped us understand the advantages and disadvantages of each location so that we’d feel comfortable with our decision when we were ready to make an offer.

Cole would always go above and beyond. On several occasions, he rushed over to a house to do a video walkthrough for us when we were unable to get to the Cities for a house we were particularly interested in. When we asked for advice on several items once we purchased our house, he stepped up again.

He even recommended a flooring company that we ended up going with when we struggled to find one on our own. 5 stars, two thumbs up, and a gold star to Cole for all he did for us in our house search!
